The Heights as a luxury real estate market is a fairly new phenomenon. Ten years ago, less than 5% of single-family homes sold for over $1 million dollars. By 2018, the year following Hurricane Harvey, that percentage had more than doubled to 11%. Hurricane Harvey was a threshold event for the Heights. Many families from flooded areas in Bellaire and Memorial headed to the Heights, the higher ground for which the Heights is known. While the memory of Harvey has faded, the desirability of the Heights has only increased. In 2023, Heights reached another milestone with the sale of its first $3 million dollar home, and the percentage of million-dollar sales increased to 24%. This percentage is set to rise once more in 2024, with 31% of all currently available listings priced at $1 million or more.
The ten priciest property transactions in the Heights in 2023, encompassed a diverse range of architectural styles. Among them are a historic residence and four newly constructed homes; the rest were built between 2008 and 2020. These properties showcased various design aesthetics, such as Prairie-style, modern interpretations of Craftsman, Farm House, and Queen Anne designs.
