For a week sandwiched between 2 holiday weeks, there was quite a bit of listing and sales activity. I have 5 new listings to share with you offering a variety of home styles, locations, and price points. With regard to homes that are Still on My List, I have a few price changes, new contracts, and final sales to report so be sure to scroll down below featured properties.
THE REST OF THE STORY
With only about 2 months of inventory on hand, it is definitely a seller’s market. If you read the hype in the press, homes are flying off the market with multiple offers at over ask prices before the ink is dry on the listing. This is pretty discouraging to sellers whose homes didn’t experience this phenomenon. Actually, these sellers have plenty of company! As of today, 49% are either still on the market or have terminated or been withdrawn. Only 34% “flew off the market” in 7 days or less!

For homes that closed in May, on average, buyers paid list price. However, for homes that went under contract within the first week on market, there was an average 2% premium. This is consistent with the prior month. The sales-to-list price range was 92%-123%. The award for highest over-ask-sale price for May goes to 211 E 22nd Street that sold for $115,100 over list price, a whopping 123%!
