The number of months of inventory on hand for single-family homes in the Heights crept up to 2.5 months this week for the first time since March, most likely due to buyers heading out for summer vacations. It will be interesting to see if this trend continues through the summer. We had a healthy crop of new listings this week. I’ve selected 7 very nice bungalows again this week. With regard to homes that are Still on My List, I have a few price changes, new contracts, and final sales to report so be sure to scroll down below featured properties.
HEIGHTS REAL ESTATE MARKET UPDATE
While not a record-breaking month, Heights area sales of single-family homes jumped 109% in sales volumes compared to the same month last year when real estate was still in the process of recovering from coronavirus-related lockdown orders. Consumers continued to take advantage of historically low-interest rates and snapped up an ever-dwindling supply of properties for sale. Limited supply, strong buyer demand, and increased construction costs all contributed to record-high home prices. The average sales price of $731,658 was 13% higher than the same month last year.
