Happy first day of autumn! Let’s hope the weather starts behaving like the season.

What caught my attention this week was a higher-than-normal number of price reductions. It will be interesting to see if the average and median sales prices will be affected for September. I’m featuring five new listings this week. Keep scrolling down to see status changes, including price changes, new contracts, and final sales for homes that are Still on My List!

MARKET UPDATE FOR AUG 2023

  • The median selling price for a single-family home in the Heights reached $710,000, reflecting a 4.5% increase compared to the previous year.
  • Homes are now taking longer to find buyers, with an average time on the market of 59 days, which is double the duration compared to this time last year. However, the median time on the market stands at 14 days, which is very reasonable for such a slow market.
  • Year-to-date, sales in the Heights have declined by 36%.
  • The median list-to-sale price ratio remains consistently strong, ranging between 99% and 100%.
