Becky's Best Bungalow Bets for Oct 9, 2022: Short List + Spotlight on Norhill

Hello BBBB Friends:

Happy long weekend! I have two homes to feature today. The first is a modern Greek Revival, and the second is a classic Colonial Revival home. What’s the difference? A Colonial Revival typically has a symmetrical front facade, pedimented doorways, porches, and dormers. While a Greek Revival typically has a symmetrical front facade with porches spanning the width of the house, columns, and low sloped roof, with or without a front gable. These architectural styles come in as many variations as there are experts and enthusiasts who disagree on how to classify them. Keep scrolling down for price improvements, new contracts, and final sales for those homes that are Still on My List.

SPOTLIGHT ON NORHILL

Next weekend will mark the Norhill Area Association’s bi-annual home tour, so I thought now would be a good time to highlight this Heights neighborhood and offer some historical context.

HISTORY: Norhill was originally a planned community for middle-income, working-class families. Will Hogg, a prosperous businessman in Houston, developed the area in the 1920s. The name refers to the area’s position north of downtown and at a higher elevation. A streetcar line ran down Studewood, connecting the neighborhood with downtown. The original neighborhood consisted of 3 sections. East and North Norhill comprise the current Norhill Historic District, while the section south of 11th Street is not restricted. The historic district was so designated in 2000. There are approximately 800 contributing homes in the district, with an additional 100 non-contributing or vacant properties.

HOME STYLES: Although Craftsman bungalows predominate in the Norhill Historic District, other architectural styles such as Prairie, Tudor, Storybook, and Colonial Revival can be found as well. In some cases, elements of different styles were incorporated into the original designs, and/or modifications have been made over the years, making identification a little tricky. Strong deed restrictions from the outset contributed to the consistency that we see in the Norhill Historic District today.

FAQs: Answers to frequently asked questions about the Norhill Historic District: 1) Existing garage apartments are grandfathered, but no garage apartments or separate living quarters can be constructed now. 2) Garages may be potentially contributing structures, but if in serious disrepair, permission may be given to demolish and replace them. 3) Front fences are allowed but must be low and not obstruct the view of the house.

Home tour specifics: Saturday and Sunday, October 15 & 16, from noon to 4 pm. Click HERE for more details.

Have a great week and,

Let’s go look at houses or talk about selling yours!!!
