HEIGHTS REAL ESTATE MARKET UPDATE-SEPTEMBER 2021
Despite persistently low inventory, the Heights real estate market is humming along and we are positioned for another record finish this year. Year-to-date, Heights sales are up over 16%. In this month’s HAR news release, HAR Chairman Richard Miranda confirmed that Houston as a whole is also on track for another record year but he cautions that higher home prices and the potential of rising interest rates could impact buyer demand in the coming months.
Key findings for the Heights:
- While active listings were down 30% in September, Heights single-family homes sales were up 21% over the same period last year.
- Sales prices stayed roughly consistent with a 3.7% decrease in average sales price and a .4% increase in median sales price.
- For homes that sold in September, 34% went under contract within the first seven days and 65% sold during the first 30 days. The average ‘Close to List Price Ratio’ for these sales was 99%.
- September’s award for highest over-list price sale goes to 1010 E 23rd St, a unique 2/2 bungalow connected to a 3/2 2- story home. It sold for $611,000, 111% over list price.
