Becky's Best Bungalow Bets for Oct 2, 2022: Top 5 New Listings + A Heights Transformation

Hello BBBB Friends:

While not exactly sweater weather, the lower temperatures, and low humidity are a welcome relief from the oppressive heat. Be sure to spray down the kids lest they be born away by mosquitos🦟. I’m showcasing a charming remodeled bungalow today in addition to four large and stunning new and recently built homes. Keep scrolling down for price improvements, new contracts, and final sales for those homes that are Still on My List.

LAND OF LUXURY

The Heights as a luxury real estate market is a fairly new phenomenon. For HAR, a luxury home is one that costs $750,000 or more, which is more than double the median price of single-family homes in Houston. Ten years ago, only 6% of Heights’ single-family home sales fell into this category, but by 2017 that percentage had increased to 19%. Hurricane Harvey that year was a threshold event. Many families from flooded areas of Bellaire and Memorial headed to the Heights and the higher ground the Heights is named for. While the memory of Harvey has faded, the desirability of the Heights has only increased. This year, over 42% of all single-family homes sold in the Heights have been priced over $750,000. By 2023, the percentage of high-end real estate in the Heights will be over 50%. For those of us who have been here a while and seen the transformation firsthand, that is a staggering number. For my part, I hope that the Heights will retain its unique character and continue to be quirky, quaint, and cool.
