With a bumper crop of new listings this week, it was difficult to narrow down the field of candidates for BBBB. I have selected 6 to feature today. I have also updated the status and prices of homes Still on My List. Keep scrolling down to see all of the changes.
BY THE NUMBERS
For Heights home buyers, this spring has been challenging. Low inventory and high demand resulted in many multiple offer situations, with homes selling for thousands above list price. People like shiny new listings and in April they were willing to pay for them. Forty-one percent (41%) of April sales went under contract within the first seven (7) days and buyers paid an average of 2% over list price. April’s award winner for the highest over-ask sale went to 411 Omar, a charming 2/1 bungalow in the historic area of Woodland Heights, that sold for $48,000 over list price, a whopping 109%!

Real Estate 101 says a home is worth what a person is willing to pay for it, but how much is too much? Factors to consider:

- How long do you plan to stay in the home?
- If you are financing the home, will the home appraise for the contract price?
- If the home doesn’t appraise, do you have the cash to make up the difference?
- And finally, and most importantly, how much do you love the house?
