I always kid that Houston has a handful of beautiful weather days a year but this whole week has been close to perfect. So perfect that we had the highest number of new listings to come online since September of last year. We can also hope that folks were cleaning and sprucing over spring break to launch another bumper crop of listings next week. HEIGHTS REAL ESTATE MARKET UPDATE-FEBRUARY 2022
According to HAR Chair Jennifer Wauhob, “Last year’s freeze may have distorted the February sales figures, but the fact remains, home sales throughout Houston continue to trend upward despite the challenges posed by limited inventory, record-setting pricing and rising interest rates. “We are watching closely to see how the local housing market may be affected this month by surging oil prices and some of the other economic fallout of the Russia-Ukraine conflict.” So stay tuned!
Key findings for the Heights:
- In February, the number of active single-family listings in the Heights declined 37% over the previous February yet sales were up 52%. Recall that last February, a deadly Texas freeze halted real estate activities for days, and in some cases, even longer, depressing the number of sales.
- Year-over-year average sales prices in February remained static.
- For homes that sold in January, 43% went under contract within the first seven days and 54% sold during the first 30 days on market. The average ‘Close to List Price Ratios’ for these sales were 102% and 97% respectively.
- January’s award for highest over-list price sale goes to 1102 W 15th St: a 2,122 sq ft, 3-story with primary on 3rd, on a 1900 sq ft lot. It sold for $539,500, 10% over the list price.
