Home inventory increased this week due to a healthy number of new listings and a lower-than-average number of new home contracts. The total single-family home inventory in the Heights is now 235, representing 3.9 months of inventory. We still have a way to go to reach a balanced market, which is considered to be 5 months of inventory.
I am featuring six new listings this week, ranging from the low $600ks to $2.3 million. Few Houston neighborhoods can boast such diversity in price and home style. IT’S THAT TIME AGAIN: HURRICANE SEASON!
Hurricane season 2024 officially began yesterday and runs through November 30. In addition to hurricanes, we now know about another dangerous weather phenomenon called the Derecho, which we experienced two weeks ago. Derechos can bring hurricane-force winds and cause as much damage as hurricanes.
It’s a good time to double-check that your flood insurance policy is in force. If you haven’t signed up yet, remember it takes 30 days for new policies to go into effect. An exception to the 30-day rule is made for homebuyers who are financing their new home. If you are paying cash, the 30-day waiting period applies. Just a sad reminder: 75% of homes damaged by Hurricane Harvey were located outside the 100-year flood plain, and 80% of homes impacted were not covered by flood insurance.
