When I drive around the Heights, there are so many homes that catch my eye, and I always think how much fun it would be to see inside. In June 2024, the Heights real estate market for single-family homes saw a significant increase in active listings, up by 28.6% compared to last year, while sales dropped by 19.7%, reflecting a cooling trend similar to the broader Houston area, where sales dipped by 11.6%. Homeowners in the Heights enjoyed a 6.5% rise in average sales prices year-over-year, outshining the modest 0.8% increase seen in the broader Houston market, which is great news for sellers but poses challenges for buyers. Despite this, the market remains strong and confident with a stable close price-to-list price ratio of 100%. However, affordability concerns and the longer days on market indicate that buyers are being more cautious and taking their time, adding to the overall market slowdown.
