There’s nothing like freezing temperatures to cool off new listings and sales! With only seven new listings to choose from this week, I’ve selected two to feature today. Keep scrolling down to see price changes, new contracts, and final sales for homes that are Still on My List.

WHAT CAN YOU BUY FOR $2+ MILLION IN THE HEIGHTS?

Have you noticed all of the $2 million plus homes that have recently been listed and sold here in the Heights?  Seven percent of all homes sold in the Houston Heights last year sold for over $2m. That’s pretty incredible, considering there have only been 28 homes ever sold at that price point in the Heights.  This is what the typical* $2m+ home sold in the Heights In 2022 looked like:

  • Modern farmhouse style
  • 4 bedrooms, 4 1/2 baths
  • 4669 sq ft of living area
  • 7884 sq ft lot
  • $457.59 price per sq ft
  • High-end appliances: Wolfe, Thermador, Sub-Zero
  • Home office/study
  • Gameroom
  • Fireplace

Currently, there are two residences listed for sale for over $2 million.  One is new construction located at 706 E 7th St and scheduled for completion in the fall and priced at $2.5 million, offers 5036 sq ft on a 9375 sq ft lot, and boasts six bedrooms and 6 1/2 baths. The other home at 1808 Tabor is for sale for $2.4 million and is the equivalent of farm and ranch property inside the city.  That home is a restored 1890 farmhouse with two bedrooms and one bath on a 1.2-acre lot. Horses are allowed but do note that the back of the property backs up to Little White Oak Bayou, so part of the property is probably not practical for development.

Next week, we will hit another milestone in the Heights, with the first over $3 million property set to close on Tuesday. Stay tuned…

Next weekend the Houston Contemporary Dance Company will present DUE at Heights Ironworks at 201 W 15th Street on the corner of Yale and 15th. Performances are at 7 pm and 9 pm on Friday and Saturday evenings, Feb 10-11. Tickets are $25.
