Break out the double-weight cotton, the cold front arrived and it will be a gorgeous day today to be out and about. There were only 11 new listings this week and I have selected 3 to feature today. HEIGHTS REAL ESTATE MARKET UPDATE-NOVEMBER 2021

Despite the Thanksgiving holiday, single family home sales in November were up 3% in the Heights. Year-to-date sales are up 23% over last year, which is pretty amazing considering inventory levels this year have been their lowest since 2013.

Key findings for the Heights:

  • The number of active single family home listings in the Heights declined 34% over the previous November while sales are up just over 3%.
  • Year-over-year median sales prices jumped 17% with average sales prices up only 10%.
  • For homes that sold in November, 34% went under contract within the first seven days and 59% sold during the first 30 days on market. The average ‘Close to List Price Ratio’ for these sales was 100% and 98% respectively.
  • November’s award for highest over-list price sale goes to 1505 Ashland, a tiny 2/1 historic bungalow on a 2900 sq ft lot. It sold for $321,000, 111% over list price.
