Despite not having many new listings this week to choose from, I’ve found six properties, all under $1 million, to share. Be sure to keep scrolling down for price improvements, new contracts, and final sales for those homes that are Still on My List.
WHAT’S THAT SMELL WORTH?
In real estate, the “7-second rule” refers to the amount of time a potential buyer spends inside a home before making a decision. Add an unpleasant odor and decrease that time by a few seconds. A home with a pleasant aroma may not be able to attract buyers, but one with a bad smell will appraise for less, sell for less, and remain on the market longer.
Pet odors, smoke, mildew and musty aromas, and strong perfumes are the worst offenders when it comes to unpleasant odors. Don’t kid yourself, either: someone will open the fridge door, even if the fridge isn’t remaining with the house. Additionally, a heavy deodorizer smell will be highly suspect.
Scents that sell:
- Citrus (Consumers spend 32% more money in a retail store when there is a slight citrus aroma, according to a UC-Irvine research study.)
- Lemongrass
- Vanilla
- Pine & cedar (great for the holidays)
- Cinnamon
- Jasmine- if you must go floral, this is the scent to choose
