Becky's Best Bungalow Bets for Apr 21, 2024: Top 5 New Listings + Mkt Update

Hello BBBB Friends:

Today’s highlighted properties include three charming bungalows in two of my favorite styles: the Queen Anne and the Craftsman with clipped gables. Additionally, a farmhouse in Brooke Smith and a newly built modern Craftsman in the Woodland Heights area complete my top new listings for the week. As always, please keep scrolling down to see price reductions, new contracts, and final sales for homes that are Still on My List.

The Heights real estate market once again proved its penchant for dancing to its own beat, distinct from the broader Houston metro scene. While city-wide sales slowed in March, the Heights experienced a 19% increase year-over-year, and year-to-date sales are up 10%! Inventory also received a boost, gaining over 10% in March. The sales-to-list-price ratio hovered around 98.3% however, for homes going under contract in 7 days or less, the median sales-to-list-price ratio was 100%. Although higher than last year at this time, days on market decreased from 44 days in February to 32 days in March.

Have a great week, and,

Let’s look at houses or talk about selling yours!
